Our Options and Requests

Structural options
Palermo Elevation A (Reverse Floor Pan)
Full Brick Front ($6,995)
3-car side entry garage ($13,500) will install our own garage opener

Unfinished Basement ($30,000)
Double patio door areaway exit ($4,000)
3 pc basement bath rough-in ($1,590)

First Floor bedroom with bath ($8,495)
Morning Room with standard sliding door ($14,995) - incentive if using NVR mortgage
Layout A kitchen  ($1595)
Stainless steel appliances with wall oven and microwave combo, cooktop with hood and dishwasher, no fridge ($2695)
No Island - did not like their island shape so I will install one later
White Balusters railings with carpeted stairs ($1,595)

Bonus Room with extra ~100 sqft due to 3-car garage ($10,995)
Master bath with Shower only (bigger closet) ($400)

Recessed lights ($150 each)
Ceiling fan ($225 each) and light ($125 each) rough-ins
We will keep the fluorescent light that comes standard in the kitchen and will replace it with pendant lights. That way we don't need to add light rough-in for that area. There is also surface-mounted light above the sink.

No optional windows added
No deck
No fireplace - this is one of our sacrifices for the garage. It was not that hard to let go because we did not really like that the fireplace will limit our furniture layout in the great room (only one option for the fireplace location).

Color options
Full front brick -Savannah moss
Sidings (side and rear of house) - Pebble clay
White trims, windows, garage doors
Window Shutters - black
Front door - Black
Roof - weathered wood

I took a snapshot of this house showing the Savannah moss and pebble clay combination, along with white trims and black shutters.

White Shaker cabinets ($3295) - love the clean lines and modern look. My current home has custom dark cherry cabinets so I wanted to try white cabinets this time.

Black slate formica countertops - skipped the granite due to very limited selections. The only granite I will install in my kitchen is Absolute Black. I have requested this (through SR and her manager) but have been denied by RH. I even contacted the granite supplier but they said that RH decides what countertop would be offered. Supplier offered to provide a quote for Absolute Black after closing. Oh well, decided to have formica that we will replace afterwards with quartz or Absolute black granite.

We haven't had the Flooring appointment yet but we plan to get standard flooring and replace them with engineered floors afterwards (~1000 sqft for the whole first floor except the bedroom). Will update after our appointment.

Update: Opted for standard flooring and standard cable package (3 cables and 1 phone jack)

Non-Standard Requests (Approved)
1. Move basement exit from the rear of basement (shown in plan below) to side of the house. This layout below uses too much backyard space. An illustration of our requested basement exit is found in the 3D rendering tab. (Cost: $300)

2. Deeper above-fridge cabinets that will be flushed with the wall ovens. (No charge since the same cabinet will be used, and padded out so that it is flush with the wall oven).
3. PVC conduit from attic to basement for future wiring needs. (Cost: $750)
4. Soundproofing of the wall between master bedroom and bonus room. (Cost: $300)

  1. Hi fellow Palermo builder! We also have a reverse Elevation A (finished last July) with three car garage (though ours isn't side-entry) and first floor bedroom if you ever have any questions. We love it :) Good call on extending the over-fridge cabinets - we are so glad we did that.
